Is the real estate industry calling your name?
Real estate is a fun & rewarding career, but it doesn’t come easily. You get out what you’ve put in. You need to be gritty, an independent thinker, a problem solver, and a master marketer. As a real estate agent, you are an independent contractor running your own business. That means you are doing everything from prospecting, contracts, marketing, taxes, customer service, etc. Your success is up to YOU. There is no secret formula other than dedication & hard work.
First things first; education.
South Carolina LLR requires you to take a 60 hour course (Unit I) PRIOR to submitting an application to take a real estate exam. Once your application has been processed, you can then take the PSI exam. You must pass the state & national exam to receive your license. An additional 30 hours of education (Unit II) will need to be completed before licensure, as well. You can take both courses prior to examination, but you are not required to take Unit II prior to examination.

Needed to submit an application:
- $25 application fee
- Copy of Valid Drivers License or state issued ID
- Copy of signed social security card
- High school diploma, GED Certification, or college diploma or transcript.
- Notarized verification of lawful presence
- Copy of the certificate of completion of Unit I Fundamentals of Real Estate and Unit II Advanced Real Estate Principle Course. Unit II may be submitted after examination.
Upon receipt of the above documents, the commission will then email you instructions to complete your fingerprint background check & social security background check. Once those have been processed, LLR will authorize you to take your PSI exam. PSI will alert the commission of passing scores. The commission will then request
- $50 Initial Licensure fee
- Supervision Attestation Form
- Certificate of completion of Unit II Advanced Real Estate Principle Course, if applicable and not already submitted to the Commission office.
Then LLR will send your license to your brokers’ office 🥳
From there, you may join your National Association of Realtors, South Carolina Association of Realtors, and at least one local Realtor board. Your local boards will give you MLS access.
